Roofs and Roof Colors—Due to the continuing volume of remodel and construction projects in Niguel Shores, our attention has been drawn to the impact roof colors have on neighboring homes. Shake shingle, asphalt and asphalt composite roof materials are no longer permitted for safety reasons, and the height of new house roofs are limited to protect existing views. t
However, the color and finish of a roof can dramatically impact surrounding homes and homes above your project in a our terraced community by causing uncomfortable glare and t even unwanted heat. Flat roofs may be covered with gravel or non-reflective synthetic material. For pitched roofs, clay, concrete and dark colored metal or simulated wood material may be used. White or light grey colors are not permitted in any circumstance. Silicone, commercial grade material and similar materials cannot be used because they can also cause intense reflection. Metal roofs are required to have a matte finish and a minimal Light Reflective Value ( LRV) rating. The Architecture Committee will only approve an LRV of 15 or less.
