A big THANK YOU to the 154 homeowners who submitted feedback forms on the proposed Recreation Amenities Improvement Plan. Your comments, suggestions and support are very much appreciated! Here are some answers to frequently asked questions:
Q: Why are there no new facilities proposed for the bluff?
A: Under the current recorded Grant Deed, we are not per- mitted to build permanent facilities on the Bluff lot, with the exception of parking and beach access.
Q: Are we allowed to use reserve funds to pay for some of these proposed facilities?
A: Yes. Reserve funds are used to repair and replace our existing assets. Some of the suggested amenities qualify for use of reserve funds .
Q: Will these new facilities increase our maintenance costs?
A: The proposed new facilities will require no significant increase in maintenance, beyond some periodic blowing and washing down (similar to our current tennis and pickle- ball courts). High quality, commercial grade materials suit- able for long life within our coastal environment will be used for all structures and equipment.
Q: Will our current open grass play area remain?
A: Yes! The proposed design retains the current open play area with improvements in the grass turf and a perimeter walkway with additional seating.
Q: Have there been any changes in the proposed Master Plan presented on April 7?
A: Based on the feedback, we have made the following changes to the proposed plan:
■ The Putting Green has been eliminated (location and use concerns).
■ The Gas Grills have been eliminated (safety and cleanup concerns).
■ A Practice Wall is being evaluated inside tennis court 2 (final decision pending).
■ Options for Exercise Equipment are being evaluated (final decision pending).
