Misconceptions
In the August Seashore News, the Board clarified some misconceptions regarding COVID restrictions in our Community. Below are several recent misconceptions regarding other topics that the Board would like to clarify.
Misconception: The Management of Niguel Shores runs the Community, and the Board has little input about anything that goes on.
Fact: The Board sets the Rules and Policies. The Management team, whether our employees or employees of an outside management company, is charged with enforcing those Board-approved rules and policies. The Management team answers to and works directly for your Board of Directors.
Misconception: The Board does not allow input to rule changes by the Community and just changes the rules randomly.
Fact: The Rules Committee looks at recommendations provided to them by other committees including the Traffic and Safety and Architectural Committee. The Rules Committee then puts a proposal of the revisions together and provides the proposed changes to the Board for consideration. These proposed rule changes are then mailed to the Association membership for input by all Owners in the community. This allows the membership to have a voice on any proposed rules. The membership has 28 days to review and comment. All comments are reviewed and considered during a scheduled Board meeting. The Board always takes the comments of the Membership into consideration before making any revisions to the rules.
Misconception: The Board is trying to make money by issuing parking citations.
Fact: The Board has put together Hearing Procedures for parking citations which include a multi-step process in the hope that residents will NOT have to pay fines. These Hearing Procedures are part of the mailing sent to the membership annually. The Hearing Procedures state that after a person receives two parking citations a letter is sent explaining that if there is another citation issued, there will be a Board hearing. If in fact another citation is received by that resident, the Board will impose a fine but suspend collection of the fine pending no further citations for 12 months. In most cases, there are no more citations received by that resident and no fine is imposed.
Management Office Open – Mask Required
The Management office is open with some important guidelines to keep you safe and practice social distancing:
- A Mask is required.
- One person/family at a time inside.
- If someone is inside, you will be required to wait outside until they leave.
Thank you so much for your patience, understanding and cooperation during these times. Please remember to practice social distancing, wear a mask and most important Stay Safe!!
