Maintenance Committee: October 2019 News

As we transition from summer to the beautiful fall months, or what I like to call the “Local Summer,” our maintenance focus shifts to long term projects. The 2019 Street Seal Coat Project has gone smoothly, thanks to the great coordination between our Maintenance Staff, the Management Office, and Securitas. Our main entry point on Mariner Drive is looking great and there will be more improvements to follow. The Maintenance Committee is also analyzing costs for concrete, sidewalk, rolled curb and drain repairs which will be ongoing.
Tennis Court Resurfacing has been completed and looks great with the four new Pickle Ball courts on court #1 now having proper lines. So, no more excuses for those of us confused by the temporary lines . . . Okay, I’ll admit I’m confused by the scoring sometimes!
We will also be experiencing a pool and spa closure toward the end of October that will take four to six weeks to complete. Besides a spa re-plastering, the pool deck will need cleaning due to heavy water stain buildup on pavers that requires the use of an acidic concrete cleaner and
heavy scrubbing. The pool waterline tile will be cleaned during pool water removal and replacement to remove “tired” water with fresh. About 70-80% of the water is removed and replaced. During the closure the deck furniture will be cleaned, as well as the miscellaneous pool deck area, the pool/spa filtration system and the hot water heater replacement system. It is important to note that the spa was last plastered in 2014. Due to the high usage, higher fluctuations in temperature of the water, fluctuations in chemical balance, abuse of chairs placed in the spa, and other variables, the spa generally needs to be re-plastered every 4-5 years as compared to
the pool. Please don’t put any items in the spa! Again, thanks to the great planning of the Maintenance Staff to coordinate these projects so the inconvenience to residents is kept to a minimum.
